The rising aging population and declining younger population in Malaysia drive the demand for senior care facilities in Year 2024. The current prevalence of dementia in Malaysia stands at 0.126% of the total population, marking a twofold increase from 0.063% in 2005. Projections indicate a quadrupling of this figure to 0.454% by 2050. Given these statistics, traditional aged-care facilities like 'community housing' may not be the most suitable, as individuals with dementia necessitate medical attention and a secure environment, as highlighted by Lau from JLL Malaysia (Source: The Edge Malaysia).

Modern senior living facilities, categorized as independent or assisted living, have emerged, addressing the evolving lifestyle and mindset. While private sector facilities face high occupancy, there is a need for more dedicated senior living options. Challenges include the prevalence of dementia, the need for specialized services, and hurdles in developing retirement villages. Government regulations for retirement villages are anticipated, with developers urging incentives and support for this evolving industry. 

In addressing the growing need for comprehensive care and well-being among seniors in Malaysia, we have pioneered the concept of the country's first retirement village, nursing home, and wellness space.
